Hotel Marriott Edition and Apartments in Reykjavik

Mannvit won a public tender to develop the hotel and apartment site beside Harpa Concert and Conference Centre. The project site is in Reykjavik, Iceland’s capital city.

The area is a signature new development at the old harbor in the heart of the city, with breathtaking views of Mt. Esja and other landmarks in the vicinity.

Construction work on the new hotel Marriott EDITION plot, and residential apartments plot on a nearby site have begun. The total investment in the project is estimated to be ISK 14bn. In total there will be 250 rooms in the hotel and 90 apartments and shops in the five buildings built next to the hotel. “In this case we are taking on new challenges as an engineering and technical firm by managing the entire project from start to finish, i.e. bid submission, financing, negotiations with the hotel operator, engineering, tendering, procurement, construction management, supervision and delivery of the buildings”, according to Tryggvi Jónsson, Managing Director of Infrastructure.

Mannvit will be responsible for project management and the overall supervision of the project. The lot is 7458 m2 in size and marked as plot number 5. A building of a maximum 28500 m2 is allowed above ground and a maximum of 4500 m2 below ground excluding car park and technical rooms. The project is expected to create over 200 new jobs and it is estimated that around 150 employees will work in the hotel itself when it opens its doors for business.

The Reykjavik EDITION Hotel

The hotel at Austurhöfn is the designated conference hotel for the Harpa Concert and Conference Centre. It will be a first class EDITION hotel by Marriott International. EDITION, is a luxury-­lifestyle brand by Marriott and Ian Schrager. Marriott International will manage the hotel under a long-­term agreement made with Carpenter & Company, a Boston­‐based owner and developer of the property. Spread over six floors and a basement, at approximately 16500 m², the hotel will have 250 rooms, restaurant and bars, meeting rooms, ballroom, spa and other amenities expected in a 5 star hotel.

Apartment and Retail Buildings

The building is located on the Reykjavík harbor area in the city center, right next to the new hotel and Harpa concert hall. The approximately 16500 m2 building is composed of a ground floor, which runs along the three streets around the site, Austurbakki, Geirsgata and Reykjastræti. Most of the ground floor is planned for commercial use such as retail and restaurants except for entrances to the apartments. Above the ground floor are five floors of apartments in five separate buildings. They form a courtyard which is sheltered from the streets around and is a garden for the local residents. A carpark and storage area is located in the basement. This development is a cooperation between Mannvit, T.Ark architects and Arion Bank.
